MARKETING: A good agent needs to be a strong “marketeer”. The key to successfully selling your home is to have comprehensive Marketing Plan that is measurable.
PRICE: Pricing your home properly is vital to generating market interest and bringing in the greatest number of qualified buyers. We carefully watch and evaluate the market. As the market shifts, it is imperative to understand the effects on your property and to price accordingly.
LOCATION: The final key to selling a home is location. This of course is a variable we cannot affect, but we need to be sensitive to location as it has an important impact on pricing. An appraiser is restricted to pricing within a neighborhood first and foremost, so reviewing recent home sales in your neighborhood is vitally important.
Paul & I come from Fortune 100 Companies within sales and marketing, so our approach to marketing comes from a more measured and analytical perspective than your average agent. A marketing plan needs to identify the client’s goals, the demographic of the likely buyers, and from there a targeted plan for how to reach that buyer. It is important to constantly review the analytics of your campaign to assure that you are successfully reaching your audience.
We are of a firm belief that staging a home is integral to the success of selling your home at the highest level and in the shortest time period. Staging gives buyers vision to “see themselves” in the home.
Interestingly, when Covid first hit, stagers were precluded from working. We had a property we were trying to sell. The home was vacant, so we were force to “virtually” staged it. When the buyers arrived at the property, they were disappointed that the home wasn’t as it was with the “virtual” staging. Two weeks later, stagers were allowed to work again, so we immediately got the home staged. Within a few days of staging, we had multiple offers over asking! That was a great testimonial to staging!
I like to believe that numbers don’t lie, which is why I am a firm believer in looking at statistics. The past gives us great information on where the market has been, and a seasoned agent will be able to translate that into where the market is going. In this every changing market, seasoned experience and knowledge are key elements to successfully selling.
It is important to work with an agent who has experience in your area. Not only will they be knowledgeable about the community, what the other homes in the neighborhood have sold for, the difference between the unique neighborhoods, but they will also know the other agents in the area. This inherent knowledge is an invaluable element to successfully selling your home.
